DOCUMENTS
Locate and safe keep important documents, insurance policies, and invoices for recent purchases and building improvements. In the event you suffered a prior flood claim locate paid invoices, and other documents to confirm repairs were completed.

CONDO DEFINATIONS AND BUILDING REQUIREMENTS:
The attached links note Condo Association building definitions, use requirements and additions and extensions. The policy covers only one structure in a condo complex where more than 75% use is residential.

BUILDING ADDITIONS AND EXTENSIONS:
This link defines what connections constitute one building or detached building. If detached from building with policy, move items into building with coverage. The bearing wall cannot have openings (Link 3). This policy only covers one building.

COVERAGE CHECK
Check your flood policy for coverage. The flood policy has a three coverage’s. The first is coverage A: Building, second is coverage B: Contents and the third is ICC coverage (see ICC). Refer to attached links for recap of coverage. If you do not have Contents coverage move your contents to a safe location. There is a 30 day waiting period to add or change any coverage or limits.

PROTECTION COVERAGE
There is $1,000.00 with no deductible for sandbags, including sand, fill for temp levees, pump rental and plastic sheathing and lumber used in connection with these items to protect your building property. It also covers the cost to move mobile and manufactured homes out of a special flood area for up to 45 days.

There is also an additional $1,000.00 with no deductible to cover the cost to move movable personal property items out, then back after the flood for up to 45 days. A Flood warning must be confirmed in your area to have either coverage. If you do not have contents coverage no allowance can be made to remove property to safety.

Manufactured & Mobile Homes:
If the mobile home or trailer has wheels there is no coverage (get them off) to be safe. Sometimes a local ordinance allow wheels to stay on. If the Manufactured home or travel is in a special flood hazard zone it must anchored. If it can be driven or towed there is no coverage for the vehicle or contents inside.

Personal Property:
Must be stored in a fully enclosed building on a Permanente foundation to be covered. If it is not in a fully enclosed building the items must be secured to prevent flotation. Most adjusters allow for contents in a shed even though most have no foundation.

$2,500.00 LIMIT ITEMS:
Art, photos, collectibles, rare books, jewelry, furs and personal property used in any business are subject to a $2,500.00 per loss. Move these items to a different location.

Antique Value:
is not covered, but a functional replacement is covered. If you have high end antique furniture you can go to Ethan Allen, Crate & Barrel or other high end retailer to find a match for item that may get damaged. If you have extremely expensive antiques move them to a safe location.
