SORT DAMAGED FROM UNDAMAGED:
Start separating damaged from undamaged items. Move undamaged items to a safe dry location. Then move destroyed items to a safe location in an orderly manner so as Adjuster and/or Salvor can inspect. Cover items with a tarp if moved outside as it your responsibility to protect against further damage.

Flood does not pay for pods or storage units.

LIST CONTENTS:
Make a list of destroyed items by room. The list needs to have a good description of the item, age, cost to replace at today’s market, and anything that has a make/model and serial number include that information. Here is a form that I gave out to policyholders for you to copy. Most important is to be neat, and try not to mix up areas. You will need to document your cost for new , and other expensive items. Also you should correlate the invoice to the list by numbering the invoice to the item on the list. If there is more than one item being claimed on the invoice make as many copies as needed.

DO NOT THROW OUT ITEMS:
Do not throw anything out that you plan to claim. Policy only allows disposal of perishable foods so make a list of item in refrigerators and freezers.

NO COVERAGE FOOD IN BASEMENTS:
There is no coverage for the food in a Refrigerator freezer combination units in a basement or elevated area of a Post Firm Elevated building. See basement section.

CONTENTS MANUPULATION:
If you have contents coverage, and provide an invoice for cost to move undamaged property the cost would be covered, unless the items were in a basement or below the lowest elevated floor of a Post Firm elevated building.

WALL TO WALL CARPET:
Wall to wall carpet over a finished floor that could be restored the carpet/pad would also be paid on your contents claim.

CONTENTS FULLY ENCL BLDG:
Contents must be stored in a fully enclosed building to be covered. If it is not in a fully enclosed building the items must have been secured to prevent flotation.

CONTENTS COVERAGE LEASED BUILDINGS 10% IMPROVEMENTS CVG: If you lease the building and did improvements that the lease states will remain upon vacating you would be entitled to up to 10% of the limits on your contents policy.

LOSS PAYMENT:
Contents claims are always paid on an “Actual Cash Value” or depreciated value based on age and condition.

REPAIR VS. REPLACEMENT:
Some damaged items may be repaired by the adjuster. Just cause something gets wet does not mean it’s destroyed. There must be visible water damage.

STOCK: Merchandise that is stored or for sale, raw materials, and in-process or finished goods, including supplies used for packing and shipping are covered for items excluded in the other two policies. These items not covered in basement of below the lowest elevated floor in a Post Firm Elevated Building. On large commercial losses the Insurance Co will most likely hire a CPA to assist the adjuster. See also salvage.

Salvage:
Once the Insurance company pays you for a item, it now belongs to them. In large condo assn claims flood requires the adjuster to retain the services of a salvor to inventory and attempt to sell the salvageable goods either back to you, or a buyer.

Business and Personal Property:
Must be stored in a fully enclosed building on a Permanente foundation to be covered. The RCBAP policy only covers one building including extensions, not buildings separated from the building where policy was written, except for building materials stored in an adjacent building at property address.

Antique Value:
is not covered, but a functional replacement is covered. If you have high end antique furniture you can go to Ethan Allen, Crate & Barrel or other high end retailer to find a match for item that are damaged.

Bailee Goods:
Goods not owned by you, but are in your care and custody are not covered by the Flood Policy.

SELF PROPELLED VEHICLES:
If the vehicle is used to service the described location or designed to assist handicapped persons there is coverage providing unit was in a building at time of flood.
